Typical planning ranges in Manchester
What the North West factor means
Our broad 0.94× regional model sits 6% below the national planning baseline. It is a UK Home Costs planning assumption rather than an externally measured city-wide price index. For projects with a large nationally priced equipment or materials component — such as solar, windows, EV chargers, insulation, underfloor heating and consumer units — the table uses only the documented share of that broad regional difference used by the corresponding calculator.
The same broad North West baseline is also used for Liverpool because the regional model works above street level; project-specific moderated weighting is then applied consistently where relevant.
Planning considerations in Manchester
- Apartment, inner-city and suburban projects can have very different access and building-management requirements.
- Parking, loading and lift or stair access should be priced explicitly where trades cannot work directly from a driveway or front access.
- Major renovation budgets should separate visible finishes from structural, electrical, plumbing and compliance work.
How to use these figures
The postcode-aware calculators use the same North West model and can be adjusted manually when a project sits outside the assumptions.
Start with the table to understand project scale, then use a calculator to add floor area, condition, finish level and other project-specific inputs. A postcode-aware calculator can infer the same broad region while still allowing a manual override.
